THE MODERNA PROCESS

Every project begins with a conversation. We discuss the location, type of build, desired timeline, and budget range. This call helps us understand your goals and determine if the project aligns with our services. It also gives you a chance to learn how we work and what to expect moving forward.

f the project is a good fit, we meet on site or at our office. This consultation allows us to review your ideas in detail, look at any drawings or inspiration material, and talk through the scope of work.

We cover:

  • Site conditions
  • Design direction
  • Rough timelines
  • Preliminary budget expectations

This stage ensures we start with clarity before entering design.

Depending on the project, you will work with our in-house team or one of our architectural partners. Together, we shape the design, refine the layout, and select concept materials. We provide guidance on what is realistic structurally and financially so that design choices align with your goals.

During this phase, we begin outlining early cost ranges and identifying elements that may influence timeline or permitting.

This stage is the foundation of a smooth build. We assemble all technical details, review permit requirements, gather final selections, and build a detailed budget.

Preconstruction includes:

  • Full construction budget
  • Final drawings
  • Engineering documents
  • Permits and Committee of Adjustment where required
  • Project schedule
  • Material selections and allowances
  • Trade quotes
  • Client approval before moving ahead

Nothing begins on site until the scope, costs, and documents are clear and agreed upon.

Once construction begins, every part of the project is overseen by project manager and our site supervisor. You will receive weekly updates along with photos and progress notes through the Houzz Pro portal. You can always see what is happening, what was completed that week, and what is scheduled next.

Any changes requested during construction are documented and reviewed with you before work continues. This keeps the project organized and predictable from start to finish.

When your home is complete, we schedule a Pre-Delivery Inspection (PDI). Together we walk through each room, review the finishes, test all systems, and confirm that every part of the home meets our standard. You receive occupancy documents, manuals, and warranty information.

Our relationship does not end at move-in. We remain available for support, questions, and ongoing service guided by Tarion requirements.
