Custom Home in Davisville
In 2020, we engaged Moderna to build a custom home in midtown Toronto. The project presented a number of unique challenges: pandemic-era supply chain disruptions, a narrow urban lot with limited parking, a major construction project underway next door, and a particularly difficult neighbouring property owner. Despite these complexities, Claudio navigated the build with professionalism, diplomacy, and skill. Claudio maintained strong working relationships with adjacent property owners and the neighbouring construction team, helping to minimize friction and keep the project on track. He managed pandemic-related timeline and budget pressures with transparency and flexibility, offering us clear options when adjustments were needed. He successfully incorporated all our must-have design features and provided thoughtful guidance on cost-effective alternatives for other elements. When supply chain issues led to cost increases in certain areas, Claudio proactively identified savings elsewhere to keep the overall budget in check. Claudio assembled and coordinated a talented team of professionals, including an architect, interior designers, and specialized contractors—most notably an expert in whole-home radiant heating. He held all trades to a high standard of workmanship, ensuring that any deficiencies were promptly addressed and that performance issues were resolved through his strong industry relationships. Throughout the build, Claudio remained accessible and responsive to any concerns from
neighbours, which helped preserve positive relationships even after construction was complete. He ensured that all inspections were passed, permits were closed in a timely
manner, and that supply chain delays did not jeopardize our occupancy timeline— ultimately helping us avoid unnecessary insurance costs.

After we moved in, Claudio continued to support us by addressing outstanding items on our punch list and providing warranty service as needed. He even initiated a one-year post-occupancy review to proactively address any settling-related issues.
We are thrilled with the final result and regularly receive compliments on our home, which is often cited as one of the most beautifully built on our street. Much of that credit belongs to Claudio and the thoughtful, high-quality work he delivered from start to finish.

THE MODERNA PROCESS
A carefully formed and meticulously followed design-build process is key to a successful and stress-free experience. Review our simple 6-step custom home design-build process here:
During our discovery call, we’ll discuss the project type, location, and timeline. We’ll also ask and answer questions about goals, budget, etc. This is the first step in determining if your project is a suitable fit for Moderna Design Build.
Once both parties agree to move forward together, we’ll schedule an in-person consultation. We’ll meet face-to-face to discuss the project specifics. This discussion is deeper and more extensive than the discovery call.
This stage involves meetings with our design team, including our architects and designers. You’ll create a project wishlist, such as added square footage, modern upgrades, etc. We’ll develop drawings and 3D renderings for your review.
Based on all our previous discussions and meetings, we’ll create a preliminary budget. This is followed by an official proposal and budget finalization. Our team will also apply for all the required permits at this time.
We’ll begin with land prep, demolition, and/or construction. During this stage, we prioritize regular communication through the use of our CRM portal, daily picture updates, and on-site visits.
We perform a thorough walk through, provide warranty information, and conduct a satisfaction review. We continue to service all our homes years after completion, offering ongoing customer care for as long as you own the home.
